Conditions

General conditions:

• The prices are intended per day and apartment and do not include the local tax of 2,30 € for each person a day. Children till 13 years are tax free.

• Included in the price: In the price of the apartment are included bed, bath and kitchen linen, dishes and cutlery, coffee machine, SAT-TV, Wi-Fi internet, safe, electricity, water, final cleaning, parking place.

• Weekly change (every 7 days) of bed, bath and kitchen linen

• In case of late arrival, early departure and unoccupied beds, the full accommodation price will be charged as agreed.

• The access to the apartments is allowed only for guests of the house. 
• For a peaceful and relaxing stay for all our guests we ask to respect the silence of the night especially after 10.00 p.m.
• The access to the apartments is allowed only for guests of the house.
• Self-catering apartment: We ask to obtain autonomously things for the apartment as toilet paper, waste bags or dish liquid.

Additional costs:

• Cot with baby table seat for babies up to 2 years: 10,00 Euro per day

• For additional persons can be asked an extra charge.

• Washing machine with coin counter: 4,00 Euro per wash (detergent is not included)

• Bread: We offer a bread service in the morning

• Ski shuttle bus "Costadedoi Express": 5,00 Euro per person a week

• Extra change of bed, bath or kitchen linen: 5.00 Euro per person

Booking and payment:

• The booking is deemed confirmed upon receipt of the deposit of one third of the total amount which also acts as a guarantee of the booking.

• The booking is only binding after a written confirmation of the received payment of one third of the total price.

• With the payment of the deposit, the general booking conditions especially the terms of cancellation are considered as understood and accepted.

• If the deposit is not credited to our account within 5 days, the reservation will be canceled.

• The final payment is to be payed the day before the departure from 6 p.m. in the office.

• Payment modality: Cash, EC or Credit Card

Conditions of arrival and departure:

• High and medium season: We accept bookings from Friday to Friday (for the apartments no. 1, 2 and 3) and from Saturday to Saturday (for the apartments no. 4, 5 and 6) for a minimum stay of 7 nights.

• Low season: We accept bookings for a minimum stay of 3 nights.

• Day of arrival – check-in: the apartment is available from 3.00 p.m. If the arrival is expected after 7.00 p.m., please inform us by telephone.

• Day of departure – check-out: the apartment must be vacated until 9:00 a.m.

Cleaning and damage:

• Cleaning: If the apartment is returned clean, tidy, complete with all its things and without damage (tidy kitchen without waste: dishes cleaned and in the cabinets, empty dishwasher) no charges will be applied.

• In case of damages: The guest is obliged to notify any damage caused inside or outside of the house and to bear the cost before departure.

• No smoking: All apartments are non-smoking-apartments as stipulated by Italian law.

Valuables:

• We take no responsibility for lost or stolen valuables.

No liability:

• We do not assume liability for the use of the private garden with barbecue, table tennis, table football and sandbox.

Pets:

• We do not accommodate animals in our house.

Cancellation policy (Art. 1382 c.c.):

We apply the following cancellation conditions:

• In case of cancellation, regardless of what date, the deposit of a third of the total price will not be refunded.
• In case of cancellation until 60 days before the arrival date the reservation can be canceled without paying a cancellation fee. Only the deposit of a third of the total price will not be refunded.
• In case of cancellation less than 30 days before the arrival date 50% of the agreed total price will be charged.
• Rebookings are not accepted. (It is recommended to purchase a travel and cancellation insurance policy.)
